What is the difference betwen Non hold open and hold open?

Hello, The hold-open models come with a function that stops and keeps the door open at 90 degree position. The non hold-open models do not have this function, so the door will start closing from any place you release hand. Thank you, KENWA CORP.

hinge scraping can i lube it

In case there is scraping/squawking noise from hinge, there is a possibility that the bottom pivot and top pivot are not aligned straight. You may adjust the position of center plate by turning the set screws on the bottom plate and try to align the top and bottom pivots. (See the step 4. of installation manual.) If this will not solve scraping issue, then please you may consider to re-locate the bottom plate position to be aligned to the top pivot.
