Warranty Description | Satisfaction guaranteed up to 20 years from the date of purchase to the original purchaser. If not completely satisfied with product performance, when used as directed, contact Miracle Sealants Company for product replacement or at its option, refund of the purchase price upon return of unused portion with the original dated receipt. Exclusions: 1. Replacement costs for labor and installation materials such as tile, natural stone, grout, setting materials, under floor heating, electrical, plumbing and any other costs associated with the installation. 2. Improper installation. 3. Improper use of maintenance and household products. 4. Ordinary wear and tear. 5. Grout related issues including but not limited to staining, color variation, discoloration, cracking, chalking, mildew or mold. 6. Any color or shade variations, different markings, holes, pits, inclusions, veining, density and any element inherent to natural stone and tile surfaces. Procedure for Making a Claim. The original purchaser must notify Miracle Sealants Company of the defect in writing within 30 days of discovery. Original Purchaser must supply unused product and the original purchase receipt. Failure to produce documentation renders warranty null and void in its entirety. No claim will be honored unless Miracle Sealants Company is given an opportunity to inspect the allegedly defective product. Seems to work great!
I don’t know how long this protection will last but I’m loving the floor just after cleaning & resealing it. I hope it makes Cleaning a bit easier in the long run. The pebble shower floor was long past due for resealing and was getting dirty so fast each time I would clean. The white grout was getting stained etc. I scrubbed it, bleached it, rinsed it really well. Let dry well. Then using gloves, face mask (which I used when cleaning too) and blue tape on the stainless drain just in case that was necessary (?) I sealed it. Let dry several hours then did a second coat of sealant. The water beads up and trails towards the drain quicker without obvious soaking into the grout right away. The pebbles even have a shine to them now like when they were new. The granite slab for the glass wall I confess I didn’t take care of it and it was dull and starting to flake on one corner and get rough on part of the surface. This sealant made that granite shiny and new looking despite the rough surface. Hope I can take better care of that from now on.I do have to say that when I started the first coat of sealant I didn’t think I needed the mask as it was low odor. But by the time I finished (working in a room without an opening window) I was wishing I’d worn the mask that blocks odors because I’m very sensitive to smells and it started to bother me. The second time I used the mask and opened a window in another room, opened front door too for airflow, used fans to help direct the air into the other room and out a window with a fan in it pulling the air out. I’m glad I read reviews because I almost bought a different formula in this brand that people were saying was very smelly. This one was almost tolerable without mask… but for large areas, either make sure you have good airflow with fresh air while working, or use a mask to protect lungs. Good product. I would buy again. I used white microfiber fabric covered sponge to apply & spread. Worked great. Oh and I cut a gallon water jug to use the first time, pouring less than half the qt bottle into it. But second coat I just took the same sponge and tipped some from the bottle into the sponge and applied as needed to get a second coat on. There’s still enough left I think I can get the pebble wall done as well. I used yellow rubber gloves. And kept two plastic grocery bags handy. I wrapped the sponge in one bag to carry to garage without dripping anywhere; and lightly rinsed gloves in the sink then set on top another trash bag to air dry. Hope those are helpful tips. Think your way through your project beforehand, don’t trap yourself into a corner with the floor all wet around you. ;)

Food Safe, Easy to apply & Good Coverage
Highlights: Easy to apply, cost effective compared to alternatives, LEED / Green Guard acceptable & Low VOC, Food, pet & people safe, Low odor, Long lasting warranty and does not alter color or finish.Used the "Miracle Sealants 511 H20 Plus" to seal "Microtek One Coat" Micro cement applied as a kitchen backsplash. I chose this product after many hours of research specifically because it was one of only a few options that are available with a food safe product declaration, low VOC emissions and LEED / Green Guard acceptable use. Product is water thin and can be applied by rag, Miracle Sealant applicator, brush or roller. I used "Amazon Basics Microfiber Rollers" to apply the product and in my opinion, this was the best option for a porous surface. For a polished surface a microfiber rag or the applicator tool would be best, don't forget to wipe of any excess product. In my case the very aggressive porosity of the micro cement absorbed large amounts of product and did not require wiping off access product. I plan to apply a 2nd coat and expect the need to wipe of excess product then. This did not alter the color of the substrate. I did notice initial streaking of the product, but this disappeared as I worked the product in and it dried. After curing the micro cement / substrate was noticeably less porous and smoother. I cannot attest to durability, stain defense, water beading / defense and scrub ability at this time. Coverage. I estimate that I achieved about a 400 sq. ft. coverage ratio. On a polished countertop or tile, I would expect the coverage ratio would easily be double if not triple.

Very easy to apply and does wonders!
Great product. We bought a house 8 years ago and I couldn't figure out how to clean the grout (without hands and knees scrubbing) and keep it clean for a week (bathrooms and front foyer). After doing some research, it was either re grout (I don't know how to do that) or seal it. I didn't think that could be done. I assumed since they were bathroom floors, it would be forever slippery or shiny. Saw that this was one of the best products and figured I'd give it a try.After HEAVILY scrubbing the floors, I gave it a treatment. I did 2 to be on the safe side because it is a clear sealant and I wanted to make sure it worked. First I did the foyer since that is a smaller area. Then I did the 2 bathrooms. I still have the dining room to do, and another area, but I love it! The floors are still clean (grout wise) and when I mop I don't have to vigorously scrub like before. The application was a breeze and it dried quickly. I bought the applicator tray as well since I'm a newbie. If you know what you're doing, you can probably just use a brush or roller. I still have 1/4 of the bottle left and will purchase more when I can move the furniture to do my dining room. One picture shows the room in progress. The other picture is a month later. I could've regrouted the areas that are heavily stained, but that is a project for later down the road.

Good Stuff … Works Great On Marble Floor and Grouted Porcelin Shower
Fast and easy to use. Be sure to order the inexpensive disposable foam applicator the same brand offers. Easy to apply and goes a surprisingly LOONNNGGG way ;)Sealed our new marble floor and porcelain shower in master bathroom we just remodeled … PERFECTLY.

Highly recommend
This product works great! An honest 5 stars. You need a mask and the product runs trying to use a brush. I found the application works best using a saturated old cloth diaper to rub the sealant into the tile a grout. It goes on fast with very little waste. I gave it 2 coats 24 hours apart and got a great result.
