Is the track exactly 72" long? I have an opening that is 71.75"

Yes the track is 72 inches long. My opening was 71.75 as well, ground it to the correct length on a bench grinder. Worked fine

I bought the Bi fold door installation kit and the the track is only 23 inches when it says 36inches

You got the wrong size or it was shipped wrong.

Do you have 30 inches version ? I couldn't find one!

It can be made to work by taking the 36" track and cutting it down with a hacksaw.
