We found this product because my husband used to work in the construction industry and this is what the pros recommend. We built a new home last year in a new neighborhood and, of course, had to seal all of the new grout in the bathrooms and kitchen. Almost none of our fellow new neighbors knew to do this. We have white and off-white grout throughout the entire house, as do our neighbors. But it's been a year now since we moved in and sealed and we are the only ones who still have grout that looks EXACTLY like it did the day we moved in. And we have had kids trample mud and gunk all over it, spilled dark pigminted liquid and powder makeup all over it, and spilled coffee etc on it. This stuff is the ONLY sealer you want to use! And it's easy to apply! My only advice is the same as another REVIEWER..DON'T use a roller or foam brush. Get a GOOD quality artist chisel brush and use a plastic cup. Went through a foam brush and a foam grout roller before finally breaking down and spending $7 on a chisel brush. After that it went SO fast and was super easy. Just wait 15 min between coats and do 2 coats and you are done! And it really doesn't smell much at all.

Works as described
Did a lot of research about products & process. Settled on this due to the excellent reviews. Couldn’t find it in stores so ordered from Amazon. It works as described. Used it to seal tile backsplashes in kitchen, bathroom showers & tile floors in 80% of our new home. It doesn’t change the color or finish of the tile or grout. Really happy with it.

Works good, but make sure to apply multiple coats
I used this product to seal the grout on my new tile floor. This sealer does not alter the color of the grout, and works very well (it's one of the best grout sealers on the market)... but I learned a couple of things during the project...Here's some tips:-Make sure to apply the sealer with a quality paint brush that holds and spreads the product well. Don't bother with those roller applicators, paint pads, or artist brushes.-Apply the sealer LIBERALLY moving the brush slowly and let it soak in to the grout for at least 10-15 minutes. Don't worry about getting excess sealer on the tiles. Wipe up the excess sealer with a towel. It does not stain or leave a residue on your tile.-Go back and apply at least 2 OR 3 COATS. When the sealer stops seeping in to the grout, you know you're done.I would have given the product five stars if it would have worked in 1 or 2 coats, but it took me 3 coats to finally get the job done. ....but that is very typical for an "impregnator" type sealer like this. The bottom line is it worked well. Very good product.

Patience pays off!
This stuff is still holding strong a year after sealing our granite countertops, backsplash grout, and tile grout. Though sealing an entire house was extremely tedious, this stuff got the granite good to go in 2 coats and the grout good to go in only 1, other than the wetter areas where we applied additional coats. The only place it hasn’t held up (there is some discoloration) is in our all-tile shower, likely due to the fact that it’s used multiple times a day and we have extremely hard water - I recommend applying 3+ coats in areas like this. Didn’t alter the color of anything at all, but some residue partners were visible in the sunlight on the granite where I was a little sloppy with application.

Applied 2 coats to the grout between floor tiles after steam cleaning the lines from built up gunk. Waited a few hours and testing with a water dropper. Water beaded up perfectly.

Regular grout sealer
Worked perfectly. However, do not use the pro sealer and the regular sealer on the same job as the oil in the pro sealer will leak over and stain the grout that’s sealed with the regular sealer

I've put on 2 coats but still not completely sealed
I put on 1 coat, then went back to try a 2nd coat. The sealant was much less absorbed (good) and did bubble up in some places like beads of water sitting on top of the grout but its only been about 5 months and we spilled some grape juice and the grout took on some of the color. So it clearly isn't completely sealed. Little disappointed as this was what I was trying to avoid happening.

Does not function, even when applied as described
This grout sealer did not function as described. My wife and I moved into our new house with new tile floors and light colored grout. We followed all prep/ installation instructions and installed two coats of sealer on our floors. The product failed to prevent grout discoloration in traffic areas. The tile discolors with water spillage or any other liquid indicating water is penetrating the grout through the "sealer". Have used a Dupont product that worked much better than this. We wasted a huge amount of time applying this product. It is possible I received a bad batch given all of the positive reviews on this product, very disappointed with our experience.
