Great stuff, easy to use.
Worked well, it has a consistency similar to peanut-butter. Let it dry between coats. Effective to use duct tape to mark off above and below, then peel off the duct tape once dry for a nice clean line. I used 3 coats. For cracks, I used latex caulk, and was able to paint this on right over top of the caulk, no worries. I am happy that I used 3 large moving blankets that I taped to the chimney and draped underneath, as that caught a few drops and splashes. This is latex, so make sure you use in conjunction with genuine latex caulk, don't second guess the instructions and go silicone.

Works great
I put this product on top of my large chimney 4 years ago and it is still perfect. Keeps all moisture out was easy to apply and looks good if you could see it .

Works well.
Coated a triple flu crown with the ½ gallon, used a 3" paint brush with a spray bottle of water. It worked well to fill small cracks.

Goes on easily, hope it works
Four stars because I only applied it last month. But so far, so good in an exceptionally rainy fall in the Pacific Northwest. When a puddle appeared in front of my gas fireplace insert, I tied a rope around the chimney and got up on the roof. There were cracks in the chimney crown which seemed to be made of crumbly mortar. Maddening because the mason charged me a fortune for it not very long ago.The product was easy to apply. There are some very good YouTube instructional videos incl. one that features a woman applying the product and talking thru all phases. I have a large chimney with three stacks so had to a lot to cover on a steep roof. My work wasn't quite as neat (bring a wet rag with you) and I think I applied it too thick because it wasn't quite set up when I climbed down. Rain started again shortly after but no water got in and everything has been dry since. It looks good from the street and so there's no water getting into the chimney. Recommended.

Easy Application & Perfect Coverage
I got a quote from a chimney expert wanting $300 to “fix” the top cap by applying a flexible sealer. This product adheres to the existing top cap (after cleaning/surface prep) easily using a standard paint brush (I used a2 1/2” angled brush). Started at the bottom and worked my way to the top on each corner. The consistency of the sealer is like a gritty mastic that grabs the surface yet smooth out nicely.The surface temp has to be above 40 degrees Fahrenheit and no rain within 6 hours after application.So far, I’m very pleased and I think you can’t go wrong with this product.If your existing top cap is in poor condition, say cracks greater than 1/4” or missing chunks - my recommendation is to replace with new mortar top cap.

Chimney crown sealer
Used a metal brush to clean off debris, dirt, old sealer. The brushed off any dust. Filled any small cracks with Mor-Flex around flues, thenThin coated the cap with a brush and added at second thicker layer. Went on easy, not messy. Can’t speak to how well it seals yet, haven’t had any major rain fall.
